Why there is no star rating buried in this page's code

A small technical point that says something about how the rest of the site is built.

Plenty of home-buying sites embed a star rating in their page code so search engines display stars next to their result. When the reviews are collected and published by the company itself, Google's own guidelines disallow that — it is self-serving review markup, and it is one of the more common quiet violations in this industry.

So this page does not do it. The Google rating is real and it lives on Google, where we cannot edit it and neither can anyone else. That is the version worth trusting, which is exactly why we point you at it rather than reproducing a number here and marking it up as if a third party had verified it.

The same principle runs through the rest of the site: no invented medians, no made-up days-on-market figures, and no statistics we cannot source. It is a low bar. A surprising number of sites in this category do not clear it.

How to read any home buyer's reviews, including ours

Testimonials on a company's own page are selected by that company. That does not make them false — the ones above are real people in real Fox Valley towns — but it does mean the useful signal is somewhere else.

Look at the platform you cannot edit. Google reviews carry names, dates and history. A profile with a handful of reviews all posted in the same week is a different thing from one built up over years.

Read the specific ones, not the glowing ones. "Great to work with" tells you nothing. "This was a property my father died in and I just wanted it gone" tells you what the company is actually like to deal with in the situation you are probably in.

Check whether the situations match yours. A buyer with reviews from estates and tired landlords has done that work before. If nothing in the reviews resembles your circumstances, ask directly.

See whether professionals vouch. An agent or a title company recommending a cash buyer is staking their own reputation, and they deal with the aftermath of bad ones.

Then go past the reviews entirely and check the public record — this page lists the free checks anyone can run in half an hour.

Are these reviews real people?
Yes — real sellers in Fox Valley communities, with their permission. They are also selected by us, which is true of testimonials on every company website. That is why we point you to our Google profile, where the reviews are collected by a third party and we cannot remove the ones we dislike.
Why do you not show a star rating in search results?
Because Google disallows self-serving review markup — a company embedding its own collected ratings to display stars on its own listing. We could get away with it, plenty do, and we would rather not build a site on something we would have to explain. The rating is real and lives on Google.
Can I talk to somebody who has actually sold to you?
Ask. Depending on who is comfortable being contacted at the time, we can usually arrange it — and if we cannot, we will say so rather than inventing a reference. The professionals who vouch for us are generally easier to reach than past sellers, and they have seen more transactions.
What if my situation is more difficult than any of these?
It very likely is not, and even if it is, that is not a reason not to call. Hoarding, fire damage, an estate nobody has opened in two years, a property with an open municipal order — none of that is unusual for us. The reviews on this page skew toward the easy-to-tell stories because those are the ones people are comfortable putting their name to.
